The Karnes Creek site consists of 4.87 acres.  The site is divided by Karnes Creek into two parcels. The larger site is 3.876 acres and is visible from Interstate 64. The smaller site is 0.994 acres measured to the centerline of the creek. Additionally, there is a small piece of land between the Karnes Creek site and I-64 totaling 0.44 acres that the county has indicated would be available.

The combined site has approximately 556 feet of frontage on the Selma-Low Moor Road (State Route 696) and 339 feet on Karnes Road (State Route 1312).  There is a robust spring on the part of the property between the creek and Karnes Road. See additional details below.

Note:  Google maps identifies Karnes Creek as the Jackson River but it is in fact a tributary flowing into the Jackson River on the other side of I-64 downstream of the Karnes Creek site.
